New Rendering Reveals Isaac & Stern Architects’ 813-815 Broadway In Greenwich Village, Manhattan

YIMBY spotted a new rendering for 813-815 Broadway, an upcoming 11-story mixed-use residential building on the eastern border of Greenwich Village, Manhattan. Designed by Issac & Stern Architects and developed by Magnum Real Estate Group, the future project will yield a total of 20 condominium units in one- to four-bedroom layouts, as well as 2,389 square feet of ground-floor retail space. Ryan Serhant of SERHANT will be in charge of sales and marketing for the home, which will include three exclusive penthouse units.
The main rendering was seen on Naftali Group’s website and depicts the eastern elevation facing broadway with a symmetrical fenestration composed of a tight grid of floor-to-ceiling windows in rectangular, square, and arched shapes. Covering the entirety of the facade is a uniform brick envelope. Also present are multiple balconies with metal railings on every level beginning on the second story. At the very top is a landscaped rooftop deck lined with clear glass railings. Back on the first level is a double-height space for the retail component of the project with light-brown paneling to match the gradient color palette of the bricks above, while the northeastern corner of the superstructure will house the entrance for residents underneath a sidewalk canopy.

Designed by Issac & Stern Architects and developed by Brooklyn B Company Group, the structure yields 77 residences. Landmarks Approves New Apartment Building for Vacant Park Slope Lot

The city’s Landmarks Preservation Commission unanimously approved a sleek six-story apartment building, which nods to the neighboring historic architecture, for a long-vacant site on Park Slope’s 7th Avenue at a meeting on Tuesday.
The new building will have 10 apartments, according to a permit application filed with the city’s Department of Buildings early last year, and will reach 59 feet tall. The permit has not yet been approved or issued.
Renderings presented at the LPC meeting by Issac & Stern Architects partner Ralph Kowalczyk show the building has symmetrically aligned traditional window openings, a cornice, and proportions similar to many other buildings on the block. The facade is made up of a light beige brick with terracotta and cast stone detailing. The ground floor, which will be used as a gym, has a metal storefront.

New look for residential building proposed for 307-309 Sixth Avenue + Beautiful Village listings under $2.5M

On Tuesday, April 16, the Landmarks Preservation Commission (“Landmarks”) will review an application to construct a new building at 307-309 Sixth Avenue in the Greenwich Village Historic District Extension II. The stretch of the historic district extension along the west side of Sixth Avenue is largely commercial – the site is located between a Popeye’s restaurant and a piercing/tattoo parlor – but a seven-story residential building with base-level retail is being proposed.
Two buildings would have to come down to make way for this new project. One is a two-story mixed-use brick building dating back to 1832; the other is a neo-Tudor style commercial building dating back to 1828. The application notes that both buildings have undergone alterations since they were first erected, and pictures included in the presentation show that neither the buildings nor their rear yard are in the best of repairs.
The building is being designed by the prolific firm of Issac & Stern, whose Village portfolio includes the Landmarks-approved renovation of the "Forbes townhouse" at 11 West 12th Street and the printing factory turned condominium at 90 Morton Street. For this project, their presentation depicts a seven-story building with a brick facade, oversized windows, and a clear demarcation between commercial and residential space. In response to feedback from the last Landmarks hearing, the elongated Roman brick facade has been switched to a warmer red brick; full-width limestone spandrels have been removed; a cornice at the top is heavier and more clearly defined; the penthouse is no longer glass-enclosed; and the retail signage is more prominent and nearly flush with that of its nearest neighbor.

Exterior work is nearing completion on 450 Grand, a seven-story residential building at 450 Grand Avenue in Clinton Hill, Brooklyn. Designed by Issac & Stern Architects and developed and built by Citi Builders NY under the 450 Grand Ave Owner LLC, the 80-foot-tall structure will yield 42 condominium units spread across 35,296 square feet with interiors by Durukan Design, and 6,089 square feet of commercial space. The Scott | Robles Team at Douglas Elliman Development Marketing Group is leading sales an marketing for the property, which is located by the intersection of Grand Avenue and Fulton Street, just north of Putnam Triangle.
The reinforced concrete superstructure had just topped out at the time of our last update in November 2022, with formwork aiding in the settling of the upper floors behind scaffolding and black netting. Since then, the entire envelope of earth-toned brick and floor-to-ceiling windows with black mullions has been put in place. Glass railings line the edges of the multiple setbacks, which will be topped with terraces. The ground floor is still obscured behind sidewalk fencing, but work should be wrapping up soon.

EDRE Development has revealed the first renderings of 288 Water Street, a new condominium property in Vinegar Hill, Brooklyn. These were the most active architects in NYC’s spring awakening

Architect Ralph Kowalczyk, whose firm Issac & Stern ranked 28th on TRD’s 2018 most active New York City architects list, differed from Badaly’s take on the impact of 421a anxiety on development.
“With 421a expiring, there is going to be more interest and more pressure on the clients to get things done and lock in those tax incentives,” said Kowalczyk.
Kowalczyk has two new building projects in the pipeline, plans for which his firm filed at the end of May. The first is a 24,000-square-foot, five-story residential building at 540 Graham Avenue in Brooklyn. The other is a 34,000-square-foot, nine-story mixed-use building at 2739 Creston Avenue in the Bronx with an estimated cost of $6.68 million. Both projects carry an estimated cost of $8 to $9 million, Kowalczyk said.
Both Badaly and Kowalczyk, whose work was primarily in the outer boroughs for the second-quarter, are examples of how ground-up and alteration project volume remains strong in parts of Queens, Brooklyn and the Bronx, which lead in total estimated cost and total square footage of projects.
Kowalczyk is optimistic that the pace of new projects will continue to rise, as there is still time for developers to get a shovel in the ground and lock in tax benefits under the current system. But, he warned, developers and investors will have to move quickly.
“We see a big interest from the clients, and we're expecting much more movement in September and in the fall,” he said.

Buildings With Sections That Seem to Hover in Midair

Eleven Hancock, a 12-story condo nearing completion at 11 Hancock Place in Harlem, which was designed by Isaac & Stern Architects for Nortco Development, achieves a similar sense of levitation with a 22-foot-long cantilever over a CityMD on West 125th Street, under a 125-foot height limit.
“In New York City, you’re limited by zoning and the box, so with extra air rights the only way to go was sideways,” said Ralph Kowalczyk, a partner at Isaac & Stern.
Such mushrooming growth can easily lead to awkward looking buildings, Mr. Kowalczyk noted, so the architects tried to break up the structure’s bulk by switching from zinc-colored metal to copper-colored metal from the sixth through eighth floors, where the building begins to cantilever, and introducing strong horizontal lines that make that section look more like a supporting plinth. “You have to deal with the appearance and try to rebalance and make sure the building still looks shapely and nice, and has a form and expression,” Mr. Kowalczyk said.

335 West 35th Street’s Condo Conversion Revealed In Midtown, Manhattan

Permits for 335 West 35th Street were filed as far back as 2013, and just now we’re finally getting a first look at what’s to come from the conversion. The Chen family, most prominent for the T.F. Chen Cultural Center, is planning to develop a twelve-story mixed-use project by refurbishing an existing Midtown office building. The site is just a few blocks away from Madison Square Garden and its myriad of transit and dining options. This will be developed under the company name New Tent LLC.
Issac and Stern Architects are responsible for the design. According to their rendering, the façade will be altered, including painting the masonry dark-grey, and adding full-sized windows at the ground and second floors.

Updated Design For 308 North 7th Street, Williamsburg, Brooklyn

YIMBY revealed a preliminary design for the project back in February of 2017, and since then, the exterior has been completely reworked by architects Issac & Stern. The contemporary look has been tossed aside for a more classic facade, with light brick dominating. Windows will be punctuate within metallic accents, and the top floors of the building will feature floor-to-ceiling casement windows alongside exposed columns, which will also create some rather attractive balconies.
