This project is located in the R6 residential district of Prospect Lefferts Gardens in Brooklyn and is being constructed as a condominium. It was designed as a nine-story building with a sky exposure plane, which is not commonly used today. The building is approximately 100 feet high, which also is not typical for R6 zoning and therefore stands out in the neighborhood.  The building was designed with a brick façade and window trim details around the fenestrations. The brick elevation is interrupted by large glass and metal panels, creating a dynamic rhythm on the face of the building. The first floor was designed with burned wood finish tiles. 

 
 
 

The building is recessed 30 feet from the street line with the garden at grade, creating an unusual and attractive arrival experience. A cellar in the south portion of the property houses building services and amenities. The first floor includes an entrance lobby and outdoor parking for nine cars. Floors 2-9 are allocated for dwelling units, and the ninth floor has a residential penthouse with a terrace. 235 Hawthorne Street has a gross square footage of ~22,500 and 17 residential units.
